Property Presentation Tips

 In Property Management

Rental demand softens over the cold winter months and with winter only days away, this is the best time for owners to attend to any outstanding maintenance or think about inexpensive ways to update their vacant property.

Your property manager will inform you if your property needs a freshen up, she can arrange quotes for new carpet, window treatments, fresh paint, or any ‘sparkle’ cleaning and gardening that may need attention.

Now is a great time to attend to outstanding maintenance, repair defects or modernise areas of your investment property  to enable you to claim in your 2018/2019 tax return!

Speak with your Tax accountant about ways to optimise your tax returns.

First Impressions Last

There’s an old saying – ‘first impressions last’ – and nothing could be truer when it comes to presenting your property for rent and sale alike. That means a tidy and presentable interior and exterior, as many people will drive-by before deciding whether to inspect it on open days. Watch this video to learn tips on how to market and present your property the best way possible.

Street appeal: Make sure the front of your property looks appealing and inviting. If you have a garden ensure it’s weed-free, paths are swept.

Clean and bright: Ensure the windows are clean inside and out – it’s surprising how much difference it makes to the light.

Attend to maintenance: From leaking taps to a blown bulb, make sure the minor repairs are taken care of. A lick of paint will freshen scuffs and scrapes. Attending to basic maintenance will help to ensure prospective tenants walk away with a positive memory of the property.

Update: Consider installing a split system reverse cycle air conditioner and/or a dishwasher.

Freshen up:  If you have the time, brighten the place up with fresh flowers.

Bottom Line: If a prospective tenant likes the property and sees value for money, they will apply.

Your property manager will arrive early to the property to open curtains, turn on lights and heating to make your home more appealing when prospective tenants walk through the door.

Get the price right: Listen to your property manager’s market knowledge and set a rental figure which is in line with the market. The highest level of enquiry is received during the first 7-10 days of online marketing, after this time enquiry declines and then a rental adjustment will be recommended.
