Can a Tenant Set the Rules for Who Can Enter During the Property Inspection?

Can a tenant request that only fully vaccinated people and those who are not infectious with a COVID-19 variant be permitted entry? There is nothing in the Residential Tenancies Act 1987 that provides the tenant with this right, however a tenant may deny reasonable access which may considered a breach of tenancy. The agent could:

  • Consult with the owner
  • Arrange for inspections through photographs or live videos
  • Negotiate an outcome
  • Seek a Magistrates order.
