First things first you need to:

1. Check your contract, this is your agreement (Exclusive Management Authority) with your current property management company, it will usually have a fixed term.
2. It is possible for you to terminate the management authority before the fixed term has ended however there may be a break fees involved depending on the circumstances, so this will need to be considered.
3. If the fixed term has expired, you can end the management authority by giving 28 days’ notice.

Yes, you can switch property managers mid-lease

A property lease is an agreement between the owner and the tenant not the property manager. Having a tenant in place shouldn’t stop you taking your business elsewhere if you’re unhappy with your current property manager.

The process is pretty simple, and The Property Exchange will:

• Assist you with communicating the end of management with your current property manager.
• Contact your current property manager to arrange handover of all records we need to manage your property these include rent and bonds records and tenant contact details.
• Contact the tenant ahead of handover to introduce ourselves, provide them with our details, bank details and advise of our procedures for example inspections and after hours maintenance.
