Q: A property I’m interested in buying is on a survey strata – how is this different to a strata?
A: Survey strata is different to strata in a few significant ways. It is not as restrictive in its building requirements, and it may or may not have common property (areas that are shared by all or a number of owners).
With a strata property, it you want to make external changes or extend the property in any way, you require the approval of the other lot owners. With a survey strata property, this is generally not required (except in some circumstances).
Simply put, a survey strata gives you more freedom over how your property looks and what you can do with it.
