This is never truer than in the world of real estate when you are about to sell your home. First, understand that there is no set value on any property. A home is going to be worth different amounts to different people depending on how many elements about it are suitable for what they are looking for. E.g. how well the location suits them, how the floor plan works for them. If there’s enough natural light, where the children might go to school and how much money they are wanting to spend and so on.

If everything is right on the first day, then there is no reason why it shouldn’t sell first day in this market and please, if you get a good offer on the first day…don’t think because it happened so fast that you think you could have done better, as its only downhill from there!

Therefore, it’s not really up to your real estate agent to put a price on the property: certainly they can use their experience to offer an opinion on what it might achieve, but it is important they don’t limit a possibly good result by playing God.

The agent’s role is generally to offer advice as to what to do with the home that is going to make it worth more to the potential buyers. This includes maintenance that would be recommended, tips on presentation, and general guidance regarding the appeal of the property. The agent also has to be able to draw a large crowd and this will depend very much on their pool of buyers, the internet, appeal and of course the pricing.

If everything is right on the first day, then there is no reason why it shouldn’t sell first day in this market and please, if you get a good offer on the first day…don’t think because it happened so fast that you think you could have done better, as its only downhill from there!

This month, there’s 10,000 of properties on the market, it’s 2,000 more than last year, so hitting the market at the right time with all the right elements of price, presentation and marketing will be crucial in getting everything perfectly poised for receiving one or more offers at the first home open.

A good game is a fast game.
